Discovery and monitoring
We discover cases through Connecticut court case searches and monitor observed developments. This is not a verified feed of municipally recorded lis pendens. A filing date comes from the court; discovery is when our system first found the case.
Freshness
Successful court checks and attempted checks are tracked separately. A failed source request preserves the last known facts. History starts with our first reliable observation.
Property and financial information
Availability varies. Zero placeholders are treated as unavailable. Assessed value, court value, debt, and modeled equity are different research inputs. A defendant caption does not verify ownership, and a mailing address may not be postal-validated.
Auction verification
Always check the official notice for dates, times, deposits, and status. A missing date does not establish cancellation.
